SUMMER STAGING SUCCESS ...


We have the unique opportunity of seeing all kinds of properties across the GTA and every once in a while we come across a real “diamond in the rough”.  Huge potential, just in need of some TLC.  Our project at 30 Glen Elm was one of those.  With the sizes of condos getting smaller and smaller, the condos in some of the older buildings really start to look appealing.  Based on size alone, this one was a beauty!  






As with many of the units in these older buildings, it needed some updating. New kitchen, new paint, new lights and the apartment was emptied out of it’s existing furnishings.   Our team staged the unit with some contemporary furnishings that would appeal to both young and mature buyers.  We also staged the terrace to show the extra dining/living space it could accommodate.  The results were fantastic.







SOLD IN ONE WEEK FOR 10% OVER ASKING!!  The realtor and the sellers were thrilled!

Staging your Vacant Condo will INCREASE your Investment!



Staged homes sell 2–3 times faster and for up to 6% more than unstaged ones.  People perceive staged units that are well decorated as being worth more.
 

Professional stagers know how to highlight the features of the unit and distract from any ‘not so desirable’ features.

• It’s extremely important to show people how they can use the space, and this is especially so in properties that are small or have unique layouts.

• It’s all about the marketing! Marketing is not just how the realtor describes the unit on the MLS, it’s how a property looks and feels to your potential buyer/tenant.


• If your budget is limited, consider focusing on the main living areas and at least one bedroom.
 

• There are a lot of resources available for tips on how to stage your own home. If you can’t borrow furniture and artwork, rental companies carry everything from furniture to linens for not a lot of outlay. Just keep in mind that the goal is to show people how to use the space most effectively.

Do you believe your flooring can cost you money?

We know that when you are selling, you are trying to watch your budget.  You have to decide what fix ups you need to do and what can be left to the new owners.  There are certain things though, that will actually bring you MORE money, if you invest a little now.  Your flooring is a main area that always increases the value of a home!

Prospect Buyers don't want to see this .... when they walk into your home.



It will ALWAYS cost you less to replace worn carpet or add new flooring than to leave it to the new homeowners. Most purchasers are looking for reasons to discount their offers.  Flooring is one of the first things buyers see when they walk in. If their first thought is “I will need to replace these floors”, I guarantee they will discount their offers by $5,000–$10,000 for condos and $7,000–$15,000 for houses.


Doing the work yourself will cost you a fraction of that amount.

Happy Holidays and ....

Many people think that staging in December isn't worth the time and money.  Most people seem to feel that everyone is busy thinking about getting ready for the holidays - not looking for the new condo.  We think it is still important to get your condo listed and shown the best it can be!

Investors and Staging ... Do they mix?


We have worked with numerous investors over the years and it always surprises us how little thought is given to staging. From house flippers to new construction investments, we consistently come across people who fail to work staging into their marketing budgeting. So, after all the money is spent on finishes, closing costs etc… there is next to nothing left for staging.


What happens if the property doesn’t sell immediately? The only leverage you, as the investor have is to lower your asking price and typically that’s a minimum of $5,000 - $10,000. Almost always less than the cost of staging!


Usually what happens next is … another month of carrying costs goes by and then we get a call from a desperate realtor or investor trying staging as a last resort. The property often gets taken off the market, we stage, new pictures are uploaded and on average the unit sells in less than two weeks for full asking price!


Here’s an example: we were contacted by a realtor with a new property in a condo building, downtown Toronto. The condo had stiff competition in that area, being that it had many new developments and ample vacant units to choose from. This particular unit had a unique layout which also made it difficult for buyers to see how they could layout their furniture.


After we staged the unit, it SOLD in under 3 weeks for full asking price! Here is what the owner said:


We had the property on the market for 7 months with no offers. After your staging, we had an offer and sale within 3 weeks. You were worth every penny.” B. Patel
